About the $7,500

The $7.500 credit is available through one of our wholesale partners and is extended to eligible clients.

• $6,500 goes toward your down payment or closing costs.
• $500 toward your appraisal if needed.
• $500 toward a home warranty, if purchasing one. 

The criteria apart from the actual "Home Ready First" loan approval through Blackwell Mortgage and its wholesale partner includes the following:

• You must currently live in a Fannie Mae-targeted geographic area. A list of potential areas is below.
• To determine eligibility, we will need your current address and will need to look it up using their geocode tool. 
• At least one person on the mortgage application needs to be a first time homebuyer.
• The home you are buying needs to be a single family home and your primary residence.

There is no guarantee of approval. All loan approvals and credit awards are subject to loan approval..

The loan type is Home Ready First. There are no income limits for this relocation program.

Proof of current residency requires at least two forms of documentation.

The credit is only available on new purchases effective July 23, 2024 and after.

 It is not retroactive.

Eligible census tracts are only found within the following metropolitan statistical areas (MSA's). Not all residences in the following areas will be eligible. There is a special geo code look up tool we will use to confirm eligibility:
